In Aktiivitilat’s latest transaction, Espoo’s Ruukintie 18 was added to the investment portfolio.
Espoo’s Kiviruukki is one of the last areas in southwestern Espoo that is still – at least for now – in industrial use. Ruukintie 18 is located in the middle of the area and only about a three-minute drive from Länsiväylä.
“Ruukintie 18 fits our portfolio nicely,” states Aktiivitilat CEO and partner Jukka Torvinen.
“The property already contains all kinds of operations, such as warehousing, wholesale trade and services – as well as vacant space for us to develop,” continues Torvinen.
“These are exactly the kinds of highly versatile and multi-use properties that we value.”
Built in 1971 and 1982, Ruukintie 18 requires active renovation and energy efficiency improvements, as is typical for properties of its age group. However, the property size of 8,145 m² is sufficient for investment and development.
“In terms of size, this Ruukintie property is extremely suitable for our portfolio. Although possible future zoning for residential use may increase the property’s value in the future, our primary aim is to keep our properties in industrial use, and we value a good long-term relationship with tenants,” says Torvinen.
