Aktiivitilat sells its first real-estate portfolio

Aktiivitilat’s first investment vehicle, Aktiivihallit Ky, was sold on 31 July 2024. The transaction transfers 22 properties and approximately 133,000 square meters of light-industrial space to a new owner.

“We felt together with our investors that the timing was right to exit our first portfolio. The initial assets in Aktiivihallit Ky were acquired in 2019, and since then we’ve been through the pandemic, the energy crisis and a rapid rise in interest rates. Despite all this, we can be proud of the journey, successfully concluded by this sale,” says Jukka Torvinen, CEO of Aktiivitilat.

With the transaction, Aktiivitilat’s mandate to act on behalf of the property owner also came to an end.

“On behalf of myself and the whole Aktiivitilat team, I want to sincerely thank both our tenants and our service providers for the partnership. We take with us many great memories and new learnings. Above all, we hope we’ve helped our tenants focus on their core business — by ensuring the premises have supported their operations and growth,” says Tatu-Pekka Koivupuro.

At this stage, Aktiivitilat retains ownership of two properties via its second vehicle, Aktiivihallit II Ky. Work on those assets continues, with focus now firmly on the future.

“We’re taking a short breather and considering our next moves. There’s still room in the Finnish commercial property market for an active and hands-on player,” Torvinen concludes.
