Aktiivitilat Acquires Kerava’s Silokalliontie 6

Kerava’s Silokalliontie 6 is located in the middle of the busy logistics and production hub of Myllynummi. The slightly more than 3,000 m² production building, owned and occupied by Sara-Steel Oy, was transferred to Aktiivitilat’s investment portfolio through a sale&leaseback transaction.

“A high-quality production and warehouse property in a good location is always an interesting investment opportunity for us,” says Aktiivitilat partner Tapani Piri. “Sale&leaseback transactions, where the seller remains as a tenant after the deal, are our core expertise, so in this case we succeeded in combining many good elements.”

Built in 1992, the Silokalliontie 6 property requires some repairs and investments in the coming years, as is typical for production properties of its age.

“An essential part of this kind of transaction is always finding the balance and correct division of responsibilities with the tenant for the future lease period of the property. We can often take on responsibility for planning and renovation in these properties, where a good location guarantees long-term use and therefore makes the investment profitable for us,” states Piri.

For the seller and future tenant Sara-Steel, the transaction is part of the group’s restructuring and helps support operational development and financing.

“From the perspective of balance sheet management and operational financing, sale&leaseback was the right choice for us,” says Casimir Ehrnrooth, CEO of the Merrox Group, which owns Sara-Steel.

“We do not want to tie more capital into walls and their renovation, but instead want to focus on expanding operations, development and new products. Sale-and-leaseback carried out with a skilled partner is an excellent tool for this.”
